APC Trade Ltd was founded by Adam Carden, a property developer and land investor based in Merseyside. We work directly with landowners, family businesses and estate holders to acquire sites with genuine development or extraction potential.

We move quickly, make decisions without committees, and treat every vendor with the discretion and respect they deserve. Whether it's a residential development plot, a brownfield site, agricultural land or a mineral extraction asset — if it has potential, we want to hear about it.

We are also actively seeking operational quarry and aggregate sites across Yorkshire, the North West and beyond — working with industry partners to identify and approach opportunities ahead of any open market process.

What We Do

Three core areas of activity

We operate across residential development, land acquisition and mineral site investment — always off-market, always direct.

Residential Development

We acquire land with residential development potential — greenfield, brownfield and infill plots — and develop to sale. We work with trusted contractors and deliver high specification homes.

Land Acquisition

We identify and acquire land with planning potential or development value. We approach landowners directly and confidentially, moving quickly where the opportunity is right.

Mineral & Quarry Sites

We actively seek operational and consented quarry, aggregate and mineral extraction sites — particularly family-owned businesses where succession planning has not yet been addressed.

Two completed new-build residential developments — Crewe Road, Winterley (5 detached homes, sold 2022–23) and Church Road, Upton, Wirral (detached home, sold 2024). Combined GDV of £2.67m. Delivered to a high specification across both sites.
